Ranchi, December 20, 2024: The Ranchi Municipal Corporation (RMC) is set to initiate a citywide survey of residential buildings starting in January 2025. The survey’s primary aim is to identify residential properties being used for commercial purposes, such as shops, lodges, hostels or rental properties. These properties will be subject to commercial property tax, as per the RMC’s new regulations.
Survey to Identify Commercial Use of Residential Buildings
The Ranchi Municipal Corporation is focusing on properties where residential buildings are being utilized for business activities. This includes homes that have been converted into shops, hostels, lodges or rental units. Property owners found to be using their residential buildings for commercial purposes will be required to pay commercial property tax. This move is part of the RMC’s ongoing efforts to ensure fair tax collection and proper regulation of commercial activities within residential zones.
The municipal corporation has already sent notices to 64 property owners who were previously paying residential taxes, but whose properties were being used for commercial activities. These property owners have been given a one-week deadline to respond to the notices. This step is aimed at ensuring that all properties are accurately classified and taxed according to their usage.
Targeted Tax Collection and Compliance
For the fiscal year 2024-2025, the Ranchi Municipal Corporation has set an ambitious target of collecting ₹83 crore in holding tax. As of now, the corporation has successfully collected ₹60 crore of this amount. The RMC plans to recover the remaining balance in the coming months, with the ongoing survey expected to contribute significantly to meeting the tax collection target.
In addition to the residential buildings survey, the RMC is also addressing issues related to unlicensed commercial establishments. Residents who have concerns about the presence of unlicensed lodges, hostels or marriage halls in their neighborhoods can file complaints with the municipal corporation. If the complaints are found to be valid, these establishments will not be granted licenses. Currently, 152 lodges, hostels and marriage halls have applied for licenses and their status can be checked on the official municipal website.
Improving Urban Management and Revenue Generation
The survey is part of the Ranchi Municipal Corporation’s broader initiative to improve urban management and streamline tax collection. By identifying and taxing properties used for commercial purposes, the RMC aims to generate additional revenue for the city, which will be reinvested into urban development projects and public services. This move is also expected to enhance the overall regulatory framework for commercial establishments in residential areas.
The RMC’s efforts to regulate the use of residential buildings for commercial purposes are expected to have a positive impact on the city’s infrastructure and public services. The corporation is committed to ensuring that all commercial establishments comply with local regulations and contribute fairly to the city’s tax system.
The survey will begin in January 2025 and property owners are urged to ensure their buildings are in compliance with the new regulations. With this initiative, the Ranchi Municipal Corporation aims to create a more organized and regulated urban environment, benefiting both residents and businesses.
